Once the location is determined you can then select the floorplan that has everything you need.  MHC offers both ranch and two-story plans.  Several of our plans offer guest bedrooms on the main level and some of them even offer a primary suite on the main.  We have both 2 and 3-car garage options! All our plans offer different exterior elevations for you to choose from, with stone and brick options.   Looking for that perfect “farmhouse” color for your dream home?  We have those too, and you can pick the one that best matches your vision for your future home.  The sales team will work diligently with you to guide you through those exterior selections to make your decisions worry-free.

Using MHC Mortgage will enhance your building experience and get you the best deal possible on your new home.  The first step is to complete the online application, or if you prefer you can get personal one-on-one attention with our excellent loan officers.  They will walk you through the complete loan process and get you a pre-qualification letter that will allow you to move on to the next step.

Now that the location of your future home and plan have been decided our experienced sales team will provide you with your interior selections.  MHC offers all the hot trending interior selections you could need like Quartz Counter Tops, Flooring, and additional lighting.  We have samples of our selections that will make your decision process enjoyable and easy.   Once the interior options have been selected we will then include all of your selections into your sales agreement so that you will have a clear understanding of your final sales price and what is included.

Our knowledgeable sales team will walk you through the sales agreement process.   We will review and discuss the agreement with you in person or virtually.  We will explain how the building process is started and of course the finishing process as well.  We will also provide you with an approximate close date at that time so that you can plan and organize your move with plenty of time.  Once the sales agreement is reviewed and all your questions have been answered all parties will sign the agreement and the process of building your home will officially begin.

Permits – The first step in any build process is for MHC to obtain your permit based on the plan and home lot that you have selected.  Depending on where you home is located and the governing municipality’s schedule this process can take between two to six weeks.  The MHC construction team works diligently during this process to ensure it goes as smoothly and as quickly as possible.  Once permits have been received construction work can start.  During the permitting process you may see that your property is staked, and the property boundaries are clear for the correct placement of your home.

Permits – The first step in any build process is for MHC to obtain your permit based on the plan and home lot that you have selected.  Depending on where you home is located and the governing municipality’s schedule this process can take between two to six weeks.  The MHC construction team works diligently during this process to ensure it goes as smoothly and as quickly as possible.  Once permits have been received construction work can start.  During the permitting process you may see that your property is staked, and the property boundaries are clear for the correct placement of your home.

Foundation – Time for the real work to start, that first step in construction will be the foundation of your future home.  You will see the lot you selected get graded and the foundation forms set, this is also the stage where your plumbing pipes and electrical conduits are installed in the ground.  Once completed your foundation will be poured, you will start to see great progress once this has been done.

Framing, Rough Mechanicals and Insulation – Now that the foundation is in the next step is framing.  You will start to see the shape of your home forming; the roofing being installed as well as your windows.  Your rough mechanicals will then start to be installed including your HVAC, Plumbing, and Electrical Systems.  During your rough mechanicals stage your home will be inspected by the governing municipality to ensure everything is done correctly so that the insulation can then be installed.  Insulation is added on exterior and interior walls, on ceiling joists and blown into the attic.   You may also see some of your exterior finishes being completed during this time, like brick/stone installation as well as your exterior elevation products like board and batten and siding.


Interior Finishing – Once all inspections by the governing municipality have passed your home will then move onto the drywall and interior finishing.  Now you will be able to see the true flow of your home with the drywall complete.  Interior finishing including your cabinet installation, flooring, trim, countertops, and painting will now begin.  You will be able to watch all your interior design selections come to life in your future home.  Your final HVAC and electrical trim will also take place truly turning this into a dream home.  You will then see final touches start including light fixtures, mirrors, and plumbing hardware being installed.  The final step is the drywall and paint touch up, getting your home ready for that sparkling clean finish.  We will be able to give you an exact close date once your interior finishes are completed.

Exterior Finishing – During the interior finishing of your home some additional exterior work is also done.  You will see your driveway, sidewalk and patio get poured.  Landscaping will also start during the exterior finishing process as well as your exterior painting.  Sometimes the exterior finishing of the home can be affected by the weather conditions, but don’t worry we will get everything completed before we schedule our first walk through and home orientation.

Future Homeowner Orientation – There are two meetings scheduled to complete your Homeowner Orientation.  At the first meeting your construction manager will walk the home with you and make a detailed list of any cosmetic or mechanical defects needing attention prior to closing.  You will also be able to schedule a home inspection at this time should you choose to do so.  The first meeting can take anywhere from 1 to 2 hours.  During this time the construction manager will show you all the important details of your home and how to use them, they will also explain the home warranty programs and how to initiate any warranty service needed after closing.  You will also receive your warranty details in writing which can help to explain topics in more detail.   During this first meeting you will also schedule directly with the construction manager your final walk through.  Your final walk through consists of going through the list of items that needed attention from your first meeting.  You will be able to check those items as 100% complete and move onto closing.

Now that you have completed all your walk throughs and have signed off that your home has been completed it is now time to head to the closing attorney’s office.  The closing attorney’s office will be in contact with you prior to your closing date to get any documents and wiring instructions needed.  They will also explain to you what you will need to bring to closing.  Once all the documents are signed you are officially a homeowner and you’ll receive the keys to your new home!
